The hunt for a new apartment involves many different criteria—like location, floorplan, budget, amenities, and more. It’s also important to find a building that has had adequate apartment maintenance.

During your search, you may have concerns that arise. With that said, you may find an apartment that has everything you want or you may need to evaluate which red flags are non-negotiable and which you may be able to work with.

Below are some concerns that may be triggered and should be considered in your apartment search:

  • Difficulty getting in touch with property management, or interactions with them that are negative.
  • Rushed tours. Make sure the property manager allows you to take your time looking at the space and checking everything you need to.
  • Last-minute changes to the tour. Make sure you’re able to view the unit you asked to view or will be signing a lease for. Even if you’re promised a “similar” unit to tour, be sure to reschedule for a time you can see the actual unit you’ll be living in.
  • Maintenance that has been overlooked—keep in mind this is things beyond aging or outdated fixtures that are to be expected. Consider an excessive amount of things that are out of order or look like they haven’t been properly maintained.
  • No background or credit checks. This could mean the property manager isn’t careful about who they choose as tenants.
  • Rent that’s unusually low. If it seems too good to be true, it very well may be. If rent is significantly below market value this could be a sign of a scam or an unsafe or illegal property.
  • Lack of cleanliness. Stained carpets, dingy walls, overgrown landscaping, and broken windows are all things to look out for.
  • Blank spaces on the lease. Be aware of leaving these blank spaces where conditions you didn’t agree to could be written in.
  • Lack of good parking. Make sure there’s plenty of parking for you on the premises and if/what added costs of parking might be.
  • Unpleasant odors. This could include smoke, pet odors, or mold.
